Got Questions?

About Buying Real Estate in Simcoe or Dufferin Counties?

Buyers do not pay realtors directly for their services. The seller pays both the buyer and seller agent from their profits. There are some exceptions where a buyer would be responsible for some realtor fees – this is rare, however, we would notify you prior to submitting an offer with this requirement.

However, buyers do need to pay a downpayment (up to 20%*) and closing costs which include lawyer fees, land transfer tax, adjustments (insurance, utilities etc.).

In Ontario, you can purchase a home with less than 20% down up to $999,999. Heres how it works:

$0-500K = 5% down

500K-999K = 10% down

——————

Ex. for a home that costs 750K your downpayment will look like this:

500K at 5% down =$25K

250K at 10% down = 25K

TOTAL downpayment is $50K

Keep in mind putting less than 20% down on a home is considered an insured or high ratio – you will have to pay an insurance premium that will be calculated based on the cost of the home. This will get rolled into your mortgage amount.

You need to get a full pre-approval from a mortgage broker or bank before you start looking for homes. This will allow you to know what you qualify for before you go shopping.

We have a fantastic mortgage broker that we work with and are happy to pass along his information if you wish.

Your deposit is an amount of money that you give the sellers to show that you are serious buyers – the amount ranges but a larger deposit is often better. The deposit amount will go towards your downpayment, however, you need to have the deposit submitted within 24 hours of an accepted Agreement of Purchase and Sale
